2.2. Service Limitations: XMG does not provide legal or tax advice. Additional services outside the outlined scope will require a separate agreement.
3.1. Data Collection: XMG collects personal, financial, and property-related information to deliver services effectively.
3.2. Data Usage: Data is used for property management, tenant screening, financial reporting, and compliance guidance.
3.3. Data Sharing: Information may be shared with contractors, financial institutions, and regulatory authorities as necessary for service delivery.

6.1. Short-Term Rental (STR) Management
XMG Obligations:
· Handle day-to-day operations, including guest communication, booking management, and issue resolution.
· Coordinate property cleaning, maintenance, and supply restocking.
· Provide regular performance reports covering occupancy, revenue, and guest feedback.
Client Obligations:
· Obtain and maintain all permits, licenses, and compliance with local short-term rental regulations.
· Maintain the property in guest-ready condition, ensuring safety features and amenities meet expectations.
· Carry property and liability insurance with XMG as an additional insured party.

XMG Obligations:
· Conduct tenant screenings, lease preparation, and enforcement.

7.2. Limitation of Liability: XMG’s liability for any claims arising from these Terms or our services is limited to the fees paid by the client for the specific service giving rise to the claim.
7.3. Exclusions: XMG is not liable for indirect, incidental, or consequential damages, including loss of profits, data, or property value.
8. Separate Entities
XMG operates independently of other affiliated entities, including but not limited to SHD, TravelHere, TravelSGV, and CloverLink. Any agreements or transactions with XMG do not extend to these entities, and XMG is not responsible for their actions, policies, or services.
9.1. Entire Agreement: These Terms, together with any additional agreements or policies referenced herein, constitute the entire agreement between you and XMG.
9.2. Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions shall remain in full effect.
